New to Canada
A new country. A first home within reach.
Many permanent residents and work-permit holders can qualify for a mortgage within their first years in Canada. The rules are different from those for long-time residents, so preparation matters.

Who can qualify
Permanent residents who arrived in recent years can access newcomer programs with as little as 5% down on homes up to $500,000, depending on the lender and insurer. Work-permit holders may also qualify, usually with stable employment in Canada.
Federal rules currently restrict many non-Canadians from buying residential property until January 1, 2027, with exceptions such as certain work-permit holders. We confirm your eligibility before you start looking.
If your Canadian credit history is short
- Some programs accept an international credit report or a reference letter from your bank abroad
- 12 months of rent paid on time, and regular bill payments, can support your file
- Opening a Canadian credit card early and paying it in full each month builds your score
Your down payment from abroad
Lenders need to see where your down payment came from. Keep statements from your foreign account, the transfer confirmation, and your Canadian account showing the funds arrived. Moving the money at least 90 days before you buy keeps things simple.
Gifts from immediate family abroad are often accepted with a gift letter and proof of transfer.
